Join Boxer, a premier supermarket, build, and liquor store retailer in South Africa, with a network of around 500 stores and multiple distribution centres. Most of our locations operate from leased premises, ensuring we achieve maximum efficiency and market penetration. We are currently seeking a Property Asset Manager at our Head Office in Westville. In this role, you will oversee the management, optimisation, and strategic planning of our extensive leased property portfolio, ensuring all assets are effectively utilised, maintained, and aligned with our financial and operational goals.

Duties and Responsibilities

Key Responsibilities:

• Portfolio Management:

o Oversee the entire portfolio of leased premises, including ±500 stores, and the distribution centres.

o Develop and implement strategies for the optimal utilisation of all assets.

o Monitor and evaluate the performance of the property portfolio, ensuring alignment with business objectives.

• Lease Management:

o Provide support to Property Managers in negotiating lease terms and conditions to secure favourable agreements.

o Manage lease renewals, upgrades and extensions.

o Ensure compliance with lease agreements and mitigate risks associated with lease obligations.

• Financial Management:

o Analyse financial performance of the asset portfolio, identifying areas for cost savings and value enhancement.

o Prepare regular reports for senior management.

• Maintenance and Compliance:

o Ensure all properties are maintained to the highest standards between property landlords and Boxer’s maintenance department.

o Oversee property maintenance schedules and ensure compliance with health and safety regulations, in conjunction with the OHS department.

o Coordinate with property owners, property managers and maintenance teams to address any issues promptly.

• Strategic Planning:

o Support business in the development of long-term strategies for asset acquisition, disposal, and enhancement.

o Conduct market analysis to identify opportunities for expansion.

o Collaborate with senior management to align asset management strategies with overall business goals.

• Stakeholder Management:

o Build and maintain strong relationships with landlords, property managers, and other stakeholders.

o Act as the primary point of contact for all asset-related inquiries and negotiations.

o Ensure effective communication and collaboration with internal departments, including finance, operations, and legal.

Qualifications and Experience

Qualifications:

• Bachelor’s degree in Property Studies, Real Estate, Finance, or a related field.

• A minimum of 4-6 years of experience in asset management, real estate, or property management.

• Proven experience managing a large portfolio of leased properties (500 or more).

• Strong financial acumen with experience in budgeting, financial analysis, and reporting.

• Excellent negotiation and communication skills is paramount.

• Strong organisational and problem-solving abilities.

• Knowledge of South African property laws and regulations.

• Advanced MS Office skills

• Valid Driver’s license

• SAP is advantageous

• Proven experience in developing processes
